Where to set up /Buy or rent? /Renting a farm in France
Lease of convenience

This is rental with sale at term.

Leases of convenience exist but represent a risk : 

You defer the purchase of the land, whilst being sure that you are going to buy it.

This lease is based on trust and regularisation or not between the parties.

It often lasts for 3 years (for tax reasons and possibility of using the farmer’s right to pre-emption).

This is still a short period; the ideal situation would actually be a duration of at least 6 years in order to amortise the farm capital.

The period is too short to be of any real use (see reimbursement of loans, etc.).
It is therefore necessary that:

  • the deferred period is of sufficient length
  • the agreement/convention between the parties is made properly secure, to avoid any unfortunate surprises.



Do not pay any money in advance (if the seller no longer wants to sell, if the farmer no longer wants to buy/but can stay in place / has priority).
